Booking & Confirmation

• You are making a direct booking with the homestay.
• Reservation is confirmed only against full advance payment for the entire duration of stay.
• Confirmation is subject to bank validation of payment receipt.
• Domestic payments may take up to 24 hours to reflect.
• Overseas remittances may take 7–14 days to reflect in the account.
• Guests must attach proof of payment with the reservation confirmation email.
• Any communication regarding booking, modification, or cancellation must be in continuation of the original reservation email. Verbal communication will not be considered valid.

IMPORTANT:
Tariff & rates are subject to change without prior notice. Final confirmation is advised from the homestay.

Check-In & Check-Out

• Check-In Time: 12:00 PM
• Check-Out Time: 10:00 AM
• Early Check-In & Late Check-Out are subject to availability and chargeable if extended beyond 1 hour.

Occupancy Policy

• Room occupancy is based on Single or Double occupancy + one child.
• Complimentary stay for infants aged 0–6 years.
• Children above 6 years are considered extra occupants and are chargeable.
• Extra bed (pull-out) or extra person is chargeable as per room category.

Identification Requirements (Mandatory)

• All occupants must provide valid Government of India approved ID at Check-In.
• Accepted IDs:
  • Passport
  • Aadhaar Card
    Driving License
• Foreign nationals must provide Passport & valid Visa at Check-In.
• To facilitate a smooth Check-In, photo ID may be shared in advance via email.

OTA Bookings

• Guests booking through OTAs must present a Hotel Voucher at Check-In.
• Unaccompanied guests below 18 years are not encouraged.
• The homestay reserves the right to deny such bookings. No refund will apply.

Food, Beverages & Property Rules

• Food & smoking are not permitted inside rooms.
• Smoking is permitted only on terraces & in the garden.
• Room service & liquor are not available at the property.
• Food & Beverage is taxable as per applicable laws.
• Homemade vegetarian & non-vegetarian meals are available on prior notice.
• Meal Timings:
  • Breakfast: 8:00 – 9:30 AM
  • Lunch: 1:00 – 2:30 PM
  • Dinner: 8:00 – 9:30 PM
• Kitchen closes at 10:00 PM.
• Pets and car wash are not permitted within the premises.
• Guests are requested not to bring visitors to rooms. Visitors may be received only in the Sitting Room / Lounge / Lobby.

Offers & Benefits

• Offers and benefits are applicable only under CVGR (Company Volume Guaranteed Reservation) or prior registration with Otara Luxury Homestay.
• Any inclusions not explicitly mentioned in the booking confirmation may be chargeable.

Cancellation Policy

Cancellation policy applies irrespective of offers, packages, or discounts.

• Cancellation 14 days prior to Check-In – 100% refund
• Cancellation 7 days prior to Check-In – 50% refund
• Cancellation 4 days prior to Check-In – 25% refund
• Cancellation 2 days prior to Check-In / No-show – No refund

IMPORTANT:
Cancellation penalties will apply even in case of booking modifications.
